House clearance from the loft to the front door, without you lifting a thing

House Clearance empties houses, flats, bungalows and outbuildings across England, Scotland and Wales. The team carries out furniture, beds, sofas, fridges, washing machines, carpets, boxes and everything in the loft and garage, loads the van and leaves each room swept. Most jobs are a full house clearance after a move or a death, a probate clearance for an estate, or a rental a landlord needs back.

You start by sending clear photos of each room that needs clearing. From those we work out the size of the job and reply by email with one fixed price. It covers the labour, the loading and the disposal, and it is what you pay once the property is empty. If only part of the house is going, a partial clearance is priced the same way.

Nothing is dumped. Usable furniture and household items are offered to charity or for reuse first, and the rest goes to a licensed waste transfer station under our upper tier waste carrier licence. If you are still working out what to keep, our guide on preparing for a house clearance takes you through it.

Furniture and boxes being loaded into the van

No price surprises on the day

The price you get from your photos is the price you pay once the property is empty. If anything looks different from the photos when we arrive, we tell you before we start.

How a house clearance works

  1. Send photos of each room

Walk round with your phone and take a clear photo of every room that needs clearing, plus the loft, garage or shed if they are included. Send them through the form on this page with your postcode.

  2. Get one fixed price

We go through the photos and reply by email with a single figure for the whole property. Labour, loading and disposal are all in it, and it does not move on the day.

  3. Choose a date

Tell us when the property is free and we offer the earliest date we can. If nobody can be there, say who holds the key and we arrange access with them.

  4. Pay once it is empty

The team clears every room on the list, works down from the loft, loads the van and sweeps through. You pay the quoted figure when the last room is bare.

Why people use us

Licensed and properly insured

Waste leaves your property under upper tier carrier licence CBDU526130 with the Environment Agency, and each crew is backed by £5 million public liability and £10 million employers' liability.

A figure that holds

Your photos set the price before anyone books a van. Standing in the hallway on the day, the team works to that number and nothing gets bolted on.

Fifteen years of emptied homes

Upwards of 500 properties cleared over more than 15 years, from studio flats to family houses, and a 5 star rating on Google.

Reuse comes first

Sound furniture and household goods are put forward for charity or reuse before anything is sorted as waste. Across all our work, 90% of what leaves a property gets recycled.

House clearance questions answered

How do you work out the price?

From photos of each room. Walk through the property taking a clear picture of every room that needs clearing, including the loft, garage and shed, and add a line about stairs, lifts and parking. We reply with one fixed price for the whole job.

Does someone have to be at the property?

No. You do not have to be there in person. A key safe, a letting agent, a solicitor or a neighbour can let the team in, and we let you know once the last room is empty.

Can you invoice the estate on a probate clearance?

Yes. When a house is being cleared as part of an estate, the invoice can go to the estate itself, care of the executor or the solicitor handling probate. Tell us who it should be addressed to when you accept the price.

What happens to things that are still usable?

Anything in decent condition, such as furniture, kitchenware or bedding, is offered to charity or for reuse before anything else. What cannot be reused goes to a licensed waste transfer station to be sorted for recycling.

Do you clear lofts, garages and sheds?

Yes. Lofts, garages and sheds are part of a normal clearance. Put photos of the loft, garage or shed in with the rooms and they are part of the same price. A loft or garage on its own is fine too.

How soon can you clear a house?

We offer the earliest date we can wherever possible. Send your photos as soon as you know the property needs clearing, and if there is a deadline, such as keys going back to a landlord, tell us the date.

Will I get a waste transfer note?

Yes, ask and we provide one. It records who took the waste and where it went, which executors, solicitors and landlords often like to keep on file once a property has been cleared.

What do I need to do before you arrive?

Take out anything you want to keep, including paperwork, photographs and valuables, because everything left in the rooms on the list goes. You do not need to bag, box or carry anything for us.
