A full house clearance means the whole property, not just the rooms you can see from the hall. Bedrooms, the living room, kitchen, bathroom, landing cupboards, the loft above and the garage and shed outside all come out in one booking. Send clear photos of each room that needs clearing, add the loft and any outbuildings, and we reply with one fixed price for the lot. You pay once the house is empty and swept.

People clear a whole house for all sorts of reasons: a move into a smaller home or into care, a property that has stood empty for a while, or a house that an estate now has to deal with. If the clearance follows a death, our probate and estate clearance page explains how we invoice the estate and get in when nobody can be there. If tenants have just moved out, the landlord clearance page covers that side.

Nothing in the house is off the list. Beds and mattresses, wardrobes, sofas, fridges and freezers, the washing machine and cooker, carpets and curtains, boxes of books and ornaments, garden furniture and whatever has sat in the loft for years all go. Our guide on how to prepare for a house clearance covers the few things worth doing before the crew arrives, and most of them come down to deciding what stays.

House Clearance holds an upper tier waste carrier licence, CBDU526130, with the Environment Agency. Usable furniture and household items from the house are offered to charity or for reuse before anything else, and the remainder goes to a licensed waste transfer station to be sorted. To follow a sofa or a fridge from your front door onwards, read what happens to everything after a house clearance. A waste transfer note is yours on request.

How a full house clearance works

  1. Walk round with your phone

Take clear photos of each room that needs clearing, then the loft, the garage and the shed. Send them through the form with your postcode and a line about parking.

  2. One price for the whole house

We come back with a single fixed figure for every room and outbuilding in the photos, covering the labour, the loading and the disposal.

  3. Pick the date

Say which day suits and we offer the earliest date we can. If nobody can be at the house, a neighbour or a key safe can let the crew in.

  4. Settle up when it is empty

The crew works from the top of the house down and sweeps each room as it is finished. You pay the quoted price once the property is empty.

A track record in whole houses

We have been clearing homes for over 15 years, have more than 500 jobs behind us and hold a 5 star rating on Google.

How a whole house is emptied in one booking

The crew usually starts at the top. Loft contents come down through the hatch first, box by box, so the landing is clear before the bedrooms are touched. Wardrobes and bed frames are taken apart where they will not go round the stairs whole, and each bedroom is swept as soon as it is empty. Downstairs, the living and dining rooms follow, then the kitchen, where the fridge, freezer, washing machine and cooker are carried out. The garage and shed come last because they sit nearest the van. Carpets that are going are lifted, rolled and taped before they leave.

Before the day, take out anything the family wants to keep, or gather it in one room and tell us that door stays shut. Make a note of anything that should stay in the house, such as carpets or curtains. Switch off and empty the fridge and freezer a day ahead if you can, so they do not leak on the way out. Leave the loft hatch reachable, say where the ladder is if there is one, and tell us where the van can park.

Once the van is loaded, usable furniture and household items are offered to charity or for reuse. Everything else is taken to a licensed waste transfer station, where wood, metal, textiles and appliances are separated so that as much of the house as possible is recycled. Ask for a waste transfer note and it records what left the property and where it went.

Full house clearance questions

Are the loft, garage and shed included?

Yes, as long as they are in your photos. Add a picture taken through the loft hatch and one each of the garage and shed, and the fixed price covers the whole property.

Do I need to sort anything before you come?

Only what you are keeping. Take it out, or put it in one room and tell us that room is staying as it is. Everything else can be left where it is, including full drawers and cupboards.

Will you take the white goods and the carpets?

Yes. Fridges, freezers, washing machines, dishwashers and cookers all go, and carpets and underlay are lifted if you want them gone. Point them out in your photos so the price includes them.

How is the price for a whole house worked out?

From the photos. The number of rooms, how full each one is, the loft and outbuildings, and the distance from the front door to the van all go into one fixed figure, and nothing is added on the day.

Do I have to be there on the day?

No. A neighbour, a key safe or a letting agent can let the crew in. Tell us how access works when you send the photos, and you pay once the property is empty.

What happens to the furniture and everything else in the house?

Usable furniture and household items are offered to charity or reused first. The rest goes to a licensed waste transfer station for sorting, and 90% of what we take is recycled.
