A probate clearance empties the home of someone who has died, usually once the executors and the family have agreed what is being kept. Send clear photos of each room that needs clearing, along with the loft and any garage or shed, and we come back with a single fixed price for the whole property. The crew does the lifting, the loading and the disposal, and the house is left empty and swept.

On a probate or estate clearance we can invoice the estate rather than you personally, made out to the executor or to the solicitor handling the estate. Tell us who the invoice should go to when you send the photos. If you are still working out where to start, our guide on how to clear a house after a death sets out the order most executors follow.

Many executors live a long way from the property. You do not need to travel for the clearance itself: a key safe, the solicitor, a letting agent or a trusted neighbour can let the team in on the day. If the home was rented and has to go back to the landlord, the same arrangements work, and our landlord and end-of-tenancy clearance page covers what landlords tend to expect.

House Clearance is an upper tier waste carrier registered with the Environment Agency under licence CBDU526130. Furniture and household items that are still usable are offered to charity or for reuse first, and our guide will a charity clear a house explains what charities usually will and will not take. Whatever cannot be reused goes to a licensed waste transfer station, and a waste transfer note can be supplied for the estate's records.

How a probate clearance works

  1. Photos from whoever can get in

You, a relative or a neighbour can take clear photos of each room, the loft and any outbuildings. Send them through the form along with the postcode.

  2. A fixed price, and who to invoice

We reply with one figure for the whole estate clearance. Let us know whether the invoice is for the executor or for the solicitor dealing with the estate.

  3. Arrange access

Agree a date and we offer the earliest one we can. Leave a key in a key safe or with the solicitor if nobody from the family is able to be there.

  4. Paid once the house is empty

The crew clears every room and sweeps it behind them. The estate settles the quoted figure once the property is empty.

Clearing a house for an estate

On the day, the crew works through the property one room at a time, starting with the loft or the furthest bedroom. Furniture that will not turn on the stairs is taken apart, so beds and wardrobes come down in pieces, and smaller belongings are boxed or bagged as the room empties. Kitchen appliances, any carpets that are going and the contents of the garage or shed follow. Each room is swept once it is clear, so whoever holds the keys can see at a glance which rooms are finished.

Before the clearance, the family should remove anything they want to keep, including personal papers, photographs and items left to someone in the will. Once the crew starts, everything still in the property is treated as going, so if several relatives are involved, agree between you what stays before you book. Let us know who holds the keys, whether there is a key safe, where the van can park and who the invoice should be addressed to.

After the clearance, usable furniture and household items are offered to charity or for reuse. The rest is taken to a licensed waste transfer station and separated so that as much as possible is recycled. The invoice goes to the executor or the solicitor as agreed, and a waste transfer note can be added to the estate file if you ask for one.

Probate and estate clearance questions

Can you invoice the estate instead of me?

Yes. On probate and estate clearances we can address the invoice to the estate, care of the executor or the solicitor. Give us the name and address to use when you send the photos.

I live a long way from the house. Do I need to be there?

No. A key safe, the solicitor, a letting agent or a neighbour can let the team in, and the whole clearance can be arranged from the photos without you making the trip.

What should the family take out first?

Anything they want to keep: keepsakes, papers, photographs and items left to someone in the will. Once the crew starts, everything still in the property is cleared, so finish that step before you book a date.

Who takes the photos if nobody can get to the house?

Anyone with access can do it, such as a neighbour, a relative or someone from the solicitor's office. Clear photos of each room, the loft and any outbuildings are enough for a fixed price.

Will the furniture go to charity?

Usable furniture and household items are offered to charity or for reuse first. Anything that cannot be reused goes to a licensed waste transfer station to be sorted for recycling.

Can you provide paperwork for the solicitor?

Yes. A waste transfer note is available on request, and the invoice can be made out to the estate. Our upper tier waste carrier licence number is CBDU526130.
