Hoarder clearance is for homes where belongings have built up until rooms can no longer be used as they were meant to be. Hallways narrowed to a path, beds and chairs buried, kitchens and spare rooms stacked to the ceiling. We do not need to know how it came about. Send photos of each room as it looks today, without tidying anything first, and we reply with one fixed price for clearing the property.

Some people arrange the clearance for themselves. Others are a son or daughter, a landlord, a social worker or a support worker acting for someone else. Any of you can send the photos and book the job, and the person who lives there can be at home or not, whichever is easier for them. The crew is quiet and matter-of-fact about the work, and nobody passes comment on the state of the home.

Work goes one room at a time, starting with the way in so there is a clear route to the door. If the occupant is staying, the job ends when the rooms you agreed are empty. If the home is being cleared after a death, our probate and estate clearance page explains how the estate can be invoiced. Landlords taking a property back can read about landlord and end-of-tenancy clearance, and where only one or two rooms need doing, partial clearance may suit better.

House Clearance is an upper tier waste carrier registered with the Environment Agency, licence CBDU526130. Furniture and household items that can still be used are offered for reuse first, even from a very full home, and the rest goes to a licensed waste transfer station. Our guide on preparing for a house clearance has practical steps for the days before the crew arrives.

How a hoarder clearance works

  1. Send photos as things are

There is no need to tidy or move anything. Photograph each room from the doorway, including the hall and stairs, and send them through the form with a note of who will be there.

  2. Get one fixed price

The figure we reply with covers the whole home, or only the rooms you name. It stays the same however long the work takes on the day.

  3. Agree how and when

We offer the earliest date we can and talk through the order of the rooms. If the occupant would rather be out, a relative, a support worker or a key safe can let the crew in.

  4. Pay once the rooms are clear

Room by room, the crew carries everything out, keeps the route to the door open and sweeps each floor as it is finished. You pay the quoted price when the work is done.

Why people use us

Registered and accountable

Belongings leave the home under our upper tier waste carrier licence, CBDU526130, which is on the Environment Agency register. A waste transfer note is available if a landlord or housing officer needs one.

Insured inside the home

£5 million of public liability insurance and £10 million of employers' liability cover the crew while they work through crowded rooms and narrow hallways.

Not everything goes to waste

Even in a very full home, plenty is still usable, and that is offered to charity or for reuse first. Overall, 90% of what we collect is recycled.

Calm, experienced hands

More than 15 years of clearances, over 500 jobs and a 5 star Google rating. The crew gets on with the work quietly and without fuss.

Clearing a heavily cluttered home room by room

The first job is always the way out. The crew clears the front door, the hallway and the stairs so everything can be carried to the van without anyone climbing over anything. After that, each room is worked from the doorway inwards, with loose items bagged and boxed as they go, then furniture and beds carried out once they can be reached. Rooms are finished one after another rather than all started at once, so the home never becomes harder to move through than it was. Kitchens, bathrooms, the loft and any garage are handled the same way, and each floor is swept before the crew moves on.

You do not need to tidy, sort or bag anything before we arrive. If there are papers, photographs or keepsakes that you or the family want, it helps to go through the rooms first, or to tell us which rooms are not part of the job. Let us know who will be there on the day, whether the person who lives there wants to be involved, and anything about access the photos do not show, such as a door that only half opens.

Usable furniture, appliances and household items are offered for reuse first. The rest goes to a licensed waste transfer station, where it is sorted so that cardboard, paper, metal, wood and textiles can be recovered. If a landlord, a housing officer or the family needs a record of where everything went, we provide a waste transfer note on request.

Hoarder clearance questions

Do I need to tidy up before sending photos?

No. Photos of the rooms as they are now are exactly what we need to price the job properly. Nobody will comment on what they show.

Can I arrange a clearance for a relative or a client?

Yes. Family members, landlords, social workers and support workers often book on someone's behalf. Tell us who will let the crew in and whether the person living there will be at home.

Does the whole house have to be cleared at once?

No. We can price for certain rooms or for the whole home, and clear them in the order you prefer. If more rooms need doing later, send photos of those when you are ready.

Will the neighbours know what is happening?

The crew arrives, works and leaves without any fuss, and does not discuss the job with anyone outside. From the street it looks like any other clearance.

Can you clear a hoarded home after the occupant has died?

Yes. As it is then an estate clearance, we can invoice the estate, so the executor or solicitor settles the bill. A key safe or the solicitor can give the crew access if no one can attend.

What happens to everything you take?

Anything usable is passed on for reuse first. The rest is sorted at a licensed waste transfer station, and we can send a waste transfer note if you need one for your records.
