Flat clearance is a house clearance with a longer walk. Everything has to travel along a corridor, down a stairwell or into a lift, through a shared entrance and out to wherever the van can stop. Send clear photos of each room that needs clearing, say which floor the flat is on and whether there is a lift, and we reply with one fixed price that already allows for the route.

We clear studios, one and two bed flats, maisonettes, flats above shops and apartments in large blocks. Beds, sofas, wardrobes, fridges, washing machines, carpets and boxes all come out, along with anything in a storage cupboard, bike store or basement cage that belongs to the flat. A flat cleared after a death is covered on our probate and estate clearance page, and a flat between tenants on the landlord clearance page.

Blocks often have their own rules. If the managing agent wants notice, a lift booked for a set time or the van kept to the loading bay, tell us and the clearance is planned around it. Where only a few pieces are going, such as a sofa and a bed before a move, partial house clearance is the better fit.

House Clearance is registered with the Environment Agency as an upper tier waste carrier, licence CBDU526130. Usable items from the flat are offered to charity or reused first, and the rest is taken to a licensed waste transfer station for sorting. If you are comparing options, our guide on house clearance or skip hire looks at why a skip is hard to use for a flat with no drive.

How a flat clearance works

  1. Photos and the floor number

Send clear photos of each room, then add the floor, whether there is a lift and anything about the entrance, such as a door code or a concierge.

  2. A price that includes the stairs

One fixed figure comes back for every room, the carry down to the van and the disposal, whether the flat is on the ground floor or the top.

  3. Book around the building

Tell us any lift booking or loading bay times and where the van can park, and we offer the earliest date that fits.

  4. Pay when the flat is clear

The crew empties each room, keeps the shared areas free of furniture and sweeps the flat. You pay the agreed price once it is empty.

Why people use us

A waste carrier you can look up

Licence CBDU526130 is an upper tier registration with the Environment Agency, and we can give your managing agent a waste transfer note.

Insured in shared buildings

Stairwells, lifts and communal halls are covered by our £5 million public liability insurance, with £10 million employers' liability for the crew.

Reuse before disposal

Usable furniture from the flat goes to charity or for reuse first. Of everything we take away, 90% is recycled.

Plenty of stairs climbed

Over 15 years and more than 500 jobs behind us, with a 5 star rating on Google.

Getting a flat's contents down to the van

In a flat, the route decides everything. The crew checks the lift size and the turns in the stairwell first, then takes apart anything that will not fit: wardrobes into panels, bed frames into rails and headboards, tables into tops and legs. Sofas that will not go in the lift are carried down the stairs by hand, and boxes and bags travel in the lift in loads. Nothing is left standing in a shared hallway or against a fire door while the flat is cleared, and the van is loaded as each load reaches the entrance.

Check the building's rules before the day. Some managing agents want notice before a clearance, a lift booked for a set time or the van kept off the forecourt, and it helps to have that in writing. Send us the door code or concierge details, tell us where the nearest parking is, and remove anything you are keeping. If the flat has a storage cupboard or basement cage, leave the key out.

Once the van leaves, usable furniture and appliances from the flat are offered to charity or for reuse first. Everything else goes to a licensed waste transfer station to be sorted for recycling. A waste transfer note is available on request, and you can pass it to the managing agent if they want a record of what left the building.

Flat clearance questions

Does it make a difference if there is no lift?

The route is part of the price, so a top-floor flat with no lift takes more carrying than a ground-floor one. Tell us the floor and whether there is a lift, and the fixed price allows for it.

What if the sofa will not fit in the lift?

It goes down the stairs instead, carried by the crew, or it is taken apart in the flat first if it comes apart. Include it in your photos and we plan for it.

Can you work with our managing agent?

Yes. If the agent needs notice, a lift booking or a set time for using the entrance, give us their details or the rules, and we arrange the day around them.

Where will the van park?

As close to the entrance as is allowed. Tell us about permit bays, a loading bay or a private car park when you send the photos, so we know before the day.

Do you clear the storage cupboard and the balcony too?

Yes. Basement cages, bike stores, storage lockers and balconies are included if they belong to the flat and appear in your photos.

Can someone else let you into the flat?

Yes. A concierge, a neighbour, a letting agent or a key safe can let the crew in, so you do not need to be there on the day.
