Partial house clearance is for every job smaller than a whole house. A spare bedroom that has turned into a storeroom, a dining room nobody uses, the old sofa and fridge after new ones arrive, or the furniture in a home you are about to move out of. Send clear photos of what is going and we reply with one fixed price for that and nothing else.
Downsizing is the usual reason. Moving from a family home into a flat or a bungalow tends to mean the bigger pieces will not fit: the spare beds, the large dining table, the wall units and the second sofa. We take those away before the move or after it, so the removal van only carries what is coming with you. Clearing a few rooms early can also make packing a lot easier.
If more of the property turns out to be going than you first thought, full house clearance covers every room, and lofts have their own page for loft clearance. Landlords clearing between tenants should see landlord clearance.
Whatever the size of the job, it goes out under our upper tier waste carrier licence, CBDU526130, registered with the Environment Agency. Furniture in usable condition is offered to charity or for reuse first, and our guide on whether a charity will clear a house looks at that route in more detail. A waste transfer note is available on request.

One fixed price from your photos

How a partial clearance works
-
Show us what is going
Photograph each item, or each room that needs clearing, and send the photos through the form. If some furniture in a room is staying, say which pieces.
-
Receive a fixed figure
We send back one price that covers carrying out, loading and disposing of exactly what is in the photos.
-
Pick the day
Tell us when suits, before or after your move, and we offer the earliest date we can.
-
Pay when it is gone
The crew takes only the agreed items, leaves everything else where it was and sweeps where the furniture stood. You pay the quoted amount once the job is done.
Why people use us
The same licence for small jobs
A single wardrobe leaves under upper tier waste carrier licence CBDU526130 just as a whole house would. It is on the Environment Agency register, and a waste transfer note is available.
Insured around what stays
Public liability insurance of £5 million and employers' liability of £10 million are in place while the crew carries items past the furniture you are keeping.
Good furniture gets used again
Sound pieces are offered to charity or for reuse before anything else is considered, and across all our work 90% of what we collect is recycled.
Small job, same experience
More than 15 years of clearances, over 500 jobs and 5 stars on Google, whether the job is a room or a single sofa.
Taking only what is going
Before anything moves, the crew goes through the list with you, or with whoever lets them in, and checks the items against the photos. Large pieces such as wardrobes, beds and sideboards are taken apart in the room if they will not fit through the door, then carried out past the furniture that is staying, with doorways and banisters in mind. Fridges, freezers and washing machines are carried out upright. Where a whole room is going, the crew works from the door inwards and sweeps the floor once it is clear.
Make it obvious what is going. Empty drawers and cupboards of anything you are keeping, and move small things that are staying into another room. Defrost the freezer and unplug appliances the day before, and have the washing machine disconnected from the water and any cooker disconnected before the crew arrives. If you are moving, tell us your moving date so the clearance can be timed around the removal van.
Usable furniture and appliances are offered for reuse first, which suits a downsize well because the pieces are often still in good order. The rest goes to a licensed waste transfer station to be sorted into wood, metal, textiles and other materials for recovery. If you need a record for your files, ask and we provide a waste transfer note.

Partial house clearance questions
Will you come out for just a few items?
Yes. A sofa, a bed and a fridge is a normal job. Send a photo of each one and a single price covers all of them together.
Can you clear some rooms and leave the rest?
Yes. Tell us which rooms are going and we price for those from your photos. Anything in the rooms that are staying is left where it is, so mark or move anything you want kept before the day.
How do you make sure the right things go?
Before lifting anything, the crew checks the items against your photos with whoever lets them in. On a bigger job, labelling the pieces that are going helps.
Can you clear rooms before we move out?
Yes. Clearing first means the removal van only carries what is coming with you. Give us your moving date with the photos and we offer the earliest date that fits.
What if I decide to clear more later?
Send photos of the extra rooms when you are ready and we price them in the same way. If it becomes the whole house, our full house clearance page explains how that works.
Do you take appliances and mattresses as well as furniture?
Yes. Fridges, freezers, washing machines, cookers and mattresses can all go in the same clearance as the furniture. Unplug and empty the appliances before the day.
Send photos of what is going
