End-of-tenancy clearance is for the property that comes back with more in it than it should. Sofas, beds, mattresses, bags of clothes, an old fridge, boxes in the loft and whatever was left in the garden or shed. Send clear photos of each room that needs clearing and we price the whole lot as one fixed figure. The crew clears it and leaves every room swept, ready for the next tenancy.

Landlords often manage from a distance, and the letting agent usually holds the keys. The agent can send the photos, let the team in and check the property afterwards, and you pay once it is empty. If the let was furnished and your own beds, sofas or appliances are staying, tell us which ones and the crew works around them.

Some jobs are bigger than a few left-behind items. If a tenant has filled the property over the years, our hoarder clearance page explains how a heavily cluttered home is cleared room by room. If only one room or the furniture needs to go between tenancies, see partial house clearance, and for blocks with communal stairs, flat clearance.

House Clearance holds upper tier waste carrier licence CBDU526130 with the Environment Agency, and we give you a waste transfer note on request to keep with your tenancy records. Usable furniture is offered to charity or for reuse, and the rest goes to a licensed waste transfer station. If you are weighing up a skip on the drive instead, our guide on house clearance or skip hire compares the two.

How an end-of-tenancy clearance works

  1. Photograph what was left

Once the tenants have gone, you or your agent take clear photos of each room, plus the loft, garden and any shed. Send them through the form on this page.

  2. Receive a fixed figure

A single price comes back for the left-behind belongings, covering labour and disposal, so you know the cost before the void period starts.

  3. Keys and a date

Tell us who has the keys, whether that is you, the letting agent or a key safe, and we offer the earliest date we can manage.

  4. Empty, swept, paid

The crew clears each room and sweeps the floors behind them. Once the property is empty you pay the agreed price and can ask for a waste transfer note.

Why people use us

A note for your tenancy file

We are an upper tier waste carrier, licence CBDU526130 with the Environment Agency, and we issue a waste transfer note whenever a landlord asks.

Insured inside your property

The team works under £5 million of public liability insurance and £10 million of employers' liability in every rental we clear.

Not sent straight to landfill

Usable furniture left behind by tenants is offered to charity or for reuse first, and 90% of all we collect is recycled.

A record you can check

15+ years clearing properties, 500+ jobs done and 5 stars on Google, which you can look up before you book.

Turning a property round between tenants

The crew starts with the largest items so the route through the hall stays clear: sofas, bed frames and wardrobes first, taken apart if they will not fit through the doors whole. Mattresses and bagged belongings follow, then the kitchen, where any fridge, freezer or washing machine the tenant left is carried out. Loft, garden and shed contents come next, and every room is swept as it empties. Anything you have told us is staying, such as your own furnishings in a furnished let, is left in place.

Before you book, make sure the tenancy has properly ended and that you have decided the belongings can go, because whatever is in the photos is cleared once the crew starts. Mark any furniture or appliances that belong to the let and should stay, either in a note or on a photo. Tell us who holds the keys, whether the agent will meet the crew, and where the van can park.

Afterwards, usable furniture and appliances are offered to charity or for reuse, and the rest goes to a licensed waste transfer station to be sorted for recycling. A waste transfer note records what left the property and where it went, and it sits well alongside the inventory and check-out report. The property is then ready for whatever comes next, whether that is decorating, repairs or the next tenant moving in.

Landlord and end-of-tenancy clearance questions

The tenant has left belongings behind. Can you clear them?

Yes, once you have decided they can go. Whether to dispose of a former tenant's belongings is your decision as the landlord, so make it before you book. When you confirm, we clear everything in the photos.

Can my letting agent arrange it?

Yes. The agent can send the photos, agree the date and let the team in. Tell us who should receive the fixed price so it reaches the right person.

Will I get a waste transfer note?

Yes, on request. It records what was removed from the rental and where it went, which is useful to keep with the tenancy paperwork. Our licence number is CBDU526130.

Can you leave the furniture that came with the let?

Yes. Tell us which pieces stay, or mark them on a photo, and the crew clears around them.

Do you take mattresses and white goods?

Yes. Mattresses, fridges, freezers, washing machines and cookers left in a rental are all cleared, along with carpets if they are being replaced.

How soon can you come after the tenants leave?

We offer the earliest date we can wherever possible. Send the photos as soon as the keys are back and we tell you which dates are free before you commit.
